The day before the auction of their family home at 14a Orchard St, EppingBee and Ellen Lee made a decision.
“We had been kept updated by our agent throughout the campaign and we knew there were quite a few interested parties,” Mr Lee said.
But the Lees wanted their home of 14 years to go to a family who would love it as much as they did.

of a young family who lived in a home unit in a nearby street.
The Lees were sure they recognised the young couple with one young child from their regular dog walks around the neighbourhood.
Negotiations began days out from the auction. “They made an offer and we asked for a counter offer,” Mr Lee said.

He produced the receipt for payment of a bill of $50,000 for recently installed aluminium cladding on the back deck, which convinced the buyers to up their offer.
The 2004 masterbuilt house where the Lees brought up their two children sold to the couple with a young child for $1.328 million.
“We believe they are first homebuyers and we know what that feels like from our own experience,” Mr Lee said.
He has no regrets about missing out on a competitive auction.
“We are doing all right, we are blessed,” Mr Lee said.
Ms Hong said her vendors were good people.
“It was never about the price,” Ms Hong said. “My vendors were happy to find the right buyer.”
In another Christmas tale of generosity of spirit, a vendor was moved to tears after her property at 27 Hancott St, Rydesold for $2.060 million.
Michael Dowling from McGrath Ryde said three buyers were interested in the property prior to auction.
An offer of $2 million was made on the almost new house designed and built by Provincial Homes. Mr Dowling negotiated for another $60,000.

“The buyer started to cry and said to me, ‘You have no idea what having that extra $60,000 can do for us when we move to Perth,” Mr Dowling said.
“It is not a matter of being focused on the record price but on the best price for the vendors,” Mr Dowling said. “In the scheme of things, it’s not such an amazing price but the vendors are happy. That extra money meant the world to them.”
Other happy Christmas sales include that of 6 Watts Rd, Rydewhich sold at auction for $1.2 million.
Conor Arnold from Richardson and Wrench Ryde City said three of four registered bidders “had a go” at the auction of the original three-bedroom house on a 632sqm block that came with a $1.3 million guide.

“We wanted to hold that guide throughout the campaign rather than chasing the prices down like many other agents are doing,” Mr Arnold said. “Once you do that, there’s no end in sight.”
The “good solid property” was bought by a Ryde local.
“In the current market, $1.2 million is a good result,” Mr Arnold said.
